Rent comes in, you get paid, and you see where every dollar went. If a payment is missed, our collections process starts on day three.

A walkthrough every four months, plus an annual safety inspection by a third-party contractor: smoke and CO detectors, railings, furnace, roof and basement.
N4s, N8s, Landlord and Tenant Board filings, licensing requirements. We prepare the documents and follow the Residential Tenancies Act to the letter.
If rent hasn't landed by the third of the month, we serve an N4, the formal notice for non-payment. Most tenants pay within its deadline. We keep calling, emailing and visiting several times a week until the matter is settled, and if we can't reach them we call the references and employer from their application.
You hear from us within ten days of the first, sooner if you ask. If it comes to a hearing, we file with the Landlord and Tenant Board and bring in a paralegal at rates we've negotiated down over years of working together.

The management agreement itself is plain: no set term, every fee listed in writing, and either side can end it with thirty days' written notice. If you're comparing companies, ask each one for the same thing.
